What's Inspected During a Home Inspection?

During your home inspection all readily available systems and components will be inspected thoroughly, along with many of the smaller details that will never be noticed on your typical 15 minute touring of the property.  Your inspection will give you a very detailed look into the true condition of a property.  If you're attending I will also walk you through everything at the end so when you receive your written report it all makes a bit more sense.

There is absolutely no better way to protect yourself, your family and likely the biggest investment of your life than to have a home inspected prior to purchasing it, during ownership or when preparing to sell.

A home inspections is not all about major catastrophic failures.  In many cases it’s just minor repairs, upgrades, basic maintenance or appliances that may be aging out of their service life. Other times, it is to verify that the electrical system has actually been fully updated, the water heater and furnace are new, or it does in fact have a new roof that was properly installed.  

With your report and during your walkthrough you will gather a ton of knowledge about the home, how it functions, what it has, what it doesn’t, optional upgrades that could be made for safety or energy efficiency, and answers to any questions you have about it, giving you peace of mind while making an informed decision.

For the fees that inspectors charge, there is no better insurance policy you could purchase.  So, whether it’s with me or someone else I can’t encourage you enough to get an inspection! 

FOR BUYERS:

A home inspection can help protect you and your family from potential safety and health hazards, to discover structural or system deficiencies that can lead to expensive repairs, or simply to find out more about a property before purchasing it to make sure it's the right fit for you and your family.  It is also your most powerful tool for negotiating and guaranteeing you're not walking into a financial disaster. 

FOR SELLERS:

If you are the seller an inspection aids in transparent communication with buyers to ensure quality offers and a smoother sale overall, no haggling or surprises when it comes time to close.  It also allows you the time to make any recommended repairs, upgrades or just go into your sale knowing the exact condition of your home and prepare for any possible negotiable items.   

FOR NEW CONSTRUCTION OWNERS: (warranty inspections)

Most new construction homes come with a limited 1 year builders warranty.  It is in your best interest to utilize this warranty by getting an inspection around the 10-11 month mark to ensure everything in your new home is functioning as it should and operating as intended.  It's not uncommon for me to find a decent list of smaller repairs items and occasionally substantially larger issues that require immediate attention to address an issue and protect your investment for years to come.  Just because it is brand new does not mean that it is without defects. 

FOR HOME OWNERS:

I highly encourage all home owners to get a maintenance inspection of your property every few years to protect what is likely the biggest investment of your life.  There is a lot going in homes that, if you're not in the construction industry or an inspector, will never cross your mind as something that could damage your home and your investment. All homes change with time, things wear out, damage occurs, leaks appear where they never existed before, and catching some of these items ahead of time or in their infancy can help to prevent major damage or repair cost down the road.  You go to the doctor for a general exam, you take your car to the mechanic every so often for a check up, so why wouldn't you do the same for your house?

What is Included in an Inspection Report

 

The written reports contain more than just defects and problems.  They contain information about the materials of the house, the approximate age of appliances, service history, recommendations for simple homeowner repairs or repairs that will require a qualified contractor, engineer, or environmental service company.  Many of the defects that are commonly found can be simple repairs or maintenance if caught before they have time to manifest into major problems.  All homes require maintenance and upkeep, sometimes its just good to know what needs doing. 

  

We also offer Pre-Listing Inspections for those looking to sell a home.  Those can be a very useful tool to discover any potential issues prior to listing your property and allowing you the opportunity to repair them.  It also aids in the fluidity of the sale, allowing all potential buyers to have the report ready to go prior to making their offer and keeping everyone on a level playing field and up to speed on a particular property.
