Condo Consultation (verbal pre-offer)

Service Description

A Condo Consultation (aka Pre-Inspection) is used when time is of the essence and you need a quick overall evaluation of the condo to ensure you have a decent understanding of the current condition prior to making your offer. In condo's or co-ops certain items will be covered by the HOA, but will still be evaluated to identify any potential special assessments or looming HOA repairs coming up. Typically these inspections are focused on items "walls in" with moderate observations on the exterior, roof and common spaces. It is only a quicker than a full inspection because I'm not writing down and documenting everything along the way. I go through all the major systems and components of the condo just like a regular inspection. It takes about 1-1.5 hours for me to inspect the property and give you a walkthrough to go over any findings or items of concern. *There is no written report or photos with these, all the information is delivered during the walkthrough.
